RE: Change in Property Management

Dear Homeowner/Tenant:

Back in March, we transitioned to Metropolitan for our property manager. Unfortunately, they have been unsuccessful in helping our community. We have received countless complaints from homeowners, and even the Board has had significant difficulties working with them. As a result, the Board has unanimously agreed that transitioning to a new property management company is the best course of action for our community. We have collectively spent hundreds of hours interviewing different companies and speaking to other homeowner communities and boards. As a result, we have elected to go with Community Management Associates, Inc. This transition is expected to occur on October 1, 2021.

In an effort to maintain complete transparency, we want to outline further some of the issues that prompted this change. Utilizing a property manager is supposed to ensure our governing documents are followed, financials are accurate and growing, homeowners and tenants are addressed in a timely and professional manner, and bring in expertise to help complete projects, such as repaving the roads. To date, none of these things are effectively being done by Metropolitan. Rather, Metropolitan has bottlenecked our community by only "focusing" on one project at a time (e.g., gutter repair or restriping the roads) and yet have still been unable to complete a project. They have made our financials difficult and confusing while refusing to let the Board speak to anyone in accounting. Moreover, many homeowners have complained that Metropolitan has been unresponsive, unprofessional, and unwilling to assist owners. Sadly, the list of transgressions goes on.

While this has not been ideal- FEAR NOT! The Board has stayed on top of everything, ensuring the safety and longevity of our community. They have spent hours rebalancing and checking finances to ensure every penny is found. The Board has refused to be bottlenecked and has personally taken on arranging for vendors to complete projects. (Thank you, Cristina, for finding and arranging power-washing and concrete work. Thank you, Tamara, for addressing landscaping issues. Thank you, Chase, for arranging to have the roads redone.) Furthermore, the Board has continued to ensure our governing documents are enforced and homeowners get the answers and help they need.

We realize that changing management companies is inconvenient at best; however, the Board continues to be diligent in working extremely hard to set our community up for success going forward.
